What this site gives you now
This guide cuts the guesswork. You decide from straight answers about your own slab.
- A way to size up your floor
Take the Garage Floor Readiness Score, then photograph your floor. Look for cracks, stains, old coating, drainage and garage size. They show what to fix first. - A written scope to ask for
Ask any installer for a scope that names the prep method, crack repair, moisture test and system. It should also name the wait before cars go back in. Nothing should be left to the day. - A price to compare
Ask to see the price in writing before work starts. Set it next to the labeled ranges on this site, so you can judge it. Nothing should start until you say yes. - A timing guide
Dry-season and early-morning windows, read against the maker's limits. The coat goes down when the weather allows it. - A warranty checklist
Ask for the written exclusions before you sign. Moisture, hot-tire marks, impact and fluids are the ones to ask about. - A permit and HOA one-pager
The office to call, the page to read and the papers to check for your city. Nothing should surprise you. - A photo habit
Take photos of the prep and of the finished floor, so you can see the result. - What to ask for in writing
Ask any installer to put the workmanship term in your written scope. We will publish an installer's term on this site if one signs.
This site is free to read. It sells no work and takes no payment. If your slab is not a fit for a coating, the score and the guides point that out. Any work is agreed in writing between you and the installer who does it.
Garage floor coating services
Illustration Epoxy garage floor
A resin and hardener coat that bonds to a ground, tested slab. It is also the base layer in many flake and hybrid systems.
Illustration Polyaspartic garage floor
A fast-curing coat, often used as a clear topcoat. It brings a tighter humidity cap and a short recoat window.
Illustration Flake garage floor
A base coat with colored flakes locked under a clear topcoat. It adds texture and a pattern, and a few more steps.
How it works
- Take the Garage Floor Readiness Score. It asks a short set of questions and shows what to sort out first.
- Read your results. They point to cracks, stains, any old coating, drainage and garage size.
- Ask for a written scope and price. The scope should name the prep method, the moisture test, the system and the wait before cars.
- Pick your window. Dry-season mornings tend to give the manufacturer's limits more room, in our reading of the sheets.
Garage Floor Readiness Score
Answer each question. The score shows how much needs sorting out before a coating, and which answers added the most. It is a starting point, not a price or a promise.

Cities we cover in South Florida
Why garage floor coatings fail
A coating holds only if it bonds to the concrete. Manufacturer data sheets and a building science paper point to the same mechanisms: slab moisture, surface prep and the weather on the day 1 2.
Ground moisture can move up through a slab on the ground. Building Science Corporation names a plastic sheet directly under the slab as the barrier 1. You cannot see that sheet from the garage, so a moisture test on your own slab matters.
A sealed, painted or oily surface gives a coat little to grip. The data sheets we read call for grinding or shot-blasting the slab first 2.
The sheets also set limits on humidity, dew point and temperature during the work and the cure 2. Our reading is that South Florida summers can leave a narrow window. Read the guide on when to book for the logic.
Who this guide fits
We write for owners of a house or townhouse with a garage slab they control. If you rent, or you own a condo, your landlord or association decides first.
We cover Miami and West Palm Beach so far. Each city page carries its own housing, permit and weather facts.
How this is different
You have other options. You can use a kit from a big-box store, ask a painter who also does epoxy, take a sales visit from a national franchise, post in a social group, or leave the concrete bare. Here is what this guide offers instead.
- Sourced limits. We publish what manufacturer data sheets say about heat, humidity and dew point, with dates.
- Honest price ranges. National ranges with their source, labeled as national until we hold local quotes.
- Plain permit answers. Where a city page is silent, we say confirm with your building department.
- One installer per job once a partner signs. We do not sell your number to several companies.
- A scope checklist. The prep method, the moisture test and the cure time are the lines to ask any installer to write down.

Questions people ask
How much does a garage floor coating cost?
National guides give wide ranges. Thumbtack's national data shows 1703-3280 (typical 2370) USD3 for an epoxy garage floor. These are national numbers, not South Florida quotes. The cost guide shows more sources and what moves a price.
To see a range for your own garage size, use the Garage Floor Price Estimator.
Do I need a permit to coat my garage floor?
As of October 18, 2026
A coating is usually a finish on an existing slab, but the city pages we read do not name epoxy or floor coatings. So confirm with your building department before you hire anyone. The permit and HOA guide lists what each city page says.
Does Florida license floor coating contractors?
As of October 18, 2026
Florida has no state contractor license category for floor coating. The contractor statute lists flooring among scopes that need no state contractor license, section 489.117(4)(a) 4. Ask any installer for a written scope, warranty terms and references.
Can my HOA stop me from coating my garage floor?
Under section 720.3035, an HOA architectural committee may review exterior appearance only where the governing documents allow it 5. Declarations vary, so check your HOA or condo documents before you hire anyone.
